How Realtors can help with new construction purchases


Type into a Google search “Realtors + new construction” and push search after a few posts you will start to notice a trend. Whether you’re looking at an inventory home (move-in ready property), something already under construction, or wanting to build ground up, working with a knowledgeable agent is a benefit. I was asked this question this week:

“IS IT STILL RECOMMENDED TO USE A REALTOR FOR A NEW BUILD?”

When I get this question I am actually really happy. It proves that my buyers are thinking big picture, and they feel comfortable enough asking me questions that could be “awkward.”

My answer was simple, yes and here is why!

INCENTIVES

Negotiating extras & incentives: Some builders have extras (like blinds & appliances) that your agent can negotiate into your contract. Knowing all those extra perks, amenities, and upgrades can save you thousands!

INSPECTIONS

Overseeing a home inspection: home inspections before and right before your year warranty is a necessity when buying new construction. Finding a costly issue before closing can make sure the builder fixes the problem & you’re not stuck with the bill. Same for any defects that happen throughout the first year!

FINANCING

Presenting Financing: Builders usually have a “preferred” lender, but the terms are not always as favorable as they present. Using an agent can help verify you’re getting the mortgage that works best for your situation & goals. This typically happens by “shopping” the builder’s lender with outside lenders who your agent can introduce you to.

Knowing how to navigate and skillfully construct or review a contract is where an agent stands out from others, and frankly earns their commission.
