All things that you can do before you bring on an agent, the faster you can get to market! Clean, organize, declutter, depersonalize, pack, and update any outdated fixtures. Things that take time and do not require their expertise is a great start!

Putting your home on the market has more steps for you to consider and preform BUT – don’t let that overwhelm you. IF you have a plan, you have a way through! I also find it helpful to break it into things that you can accomplish "before-agent" and then "with-agent". So let’s get into it!

Considering selling but not quite sure where to start in the process?
Once you have decided on the REALTOR (or better yet, me!) you will discuss your marketing plan along with any of the items that are needed before your home goes live on the MLS (Survey, T-47, Sellers disclosure, and others specific to the property). At this time you will also schedule pictures and discuss any showing schedule conflicts.
You've thoroughly combed through my website, blog and Instagram feed and you like what you see. So the next step is setting up a time to chat to make sure we're the perfect fit for one another.
We will set up a listing appointment where we walk through your home to discuss strategy as well as what the market shows for pricing

Once we decide to move forward and choose the date your home will officially hit the market, we will discuss a timeline in order to meet that date.!
The walk through will inform you on any homework items you may have, and we will set internal deadlines for each needed item.
Once you have all the items completed - you're ready to go!
There is not a “typical timeframe” on how quickly a home sells. There are a multitude of different aspects that go into play, so you need to be realistic in your expectations.
Now that interest rates are back to pre-pandemic numbers buyers are not jumping at ANY home that hits the market - just like you wouldn't jump at just anything for your next home. It may feel slow at times, but it's all part of the process!
Not all contracts are made equal and the highest offer is NOT automatically the best offer. Your agent will walk you through the terms and conditions based on what you have discussed is most important in the sell of your home.
*NOTE* You are the one who decides which contract you want to accept. You need to be certain because once you accept you are committing to sell unless the buyers back out or default.

In the days leading up to closing Title will contact you to order your current home's mortgage payoff., schedule your closing time, and close out any outliers.

Don't try to time the market. 2020 taught us all that if you sell at the top of the market then you cannot buy at the bottom. So it is when you need a change, and when the home you want is available!
There are no federal or state laws that set commission rates—meaning the commission is negotiable. In Texas it is typical for the fee to be 5-6% of the sales price, and half goes to the buyer's agent's brokerage.
This is ultimately up to you- I always say that if it is an easy fix, and you would want it done as a buyer, go ahead and do it! Also consider the homes in your neighborhood. How would yours compare?

Yes OF COURSE! We are able to exclude items that would traditionally sell with the home (anything permanently attached or are pivotal to the function). Be sure to communicate to your agent everything you want to keep!
